Collective Property Group Ltd., a dynamic and growing real estate firm, is currently seeking a Licensed Property Manager to oversee the operations of multifamily rental communities in Alberta. This full-time, on-site role in Edmonton offers a unique opportunity to join a forward-thinking organization managing high-quality apartment buildings in their lease-up and stabilization phases.

The ideal candidate must possess a valid Property Manager license under RECA (Real Estate Council of Alberta), demonstrate a solid understanding of the Residential Tenancies Act, and bring experience in managing large-scale properties (100+ unit buildings). Candidates should be proactive, well-organized, and committed to delivering exceptional tenant experiences while ensuring property performance meets operational and financial goals.

Key Responsibilities:

• Manage the day-to-day operations of multifamily apartment buildings, including leasing, renewals, rent collections, and maintenance coordination.

• Ensure ongoing compliance with Alberta’s residential housing legislation and regulations.

• Participate in the hiring, supervision, and support of on-site staff, including leasing and operations personnel.

• Develop and manage budgets, control expenses, and prepare detailed monthly financial and operational reports.

• Facilitate communication with tenants, respond promptly to inquiries or concerns, and foster positive landlord-tenant relationships.

Qualifications:

• Minimum 1 to 3 years of experience in managing multifamily residential properties.

• Must hold an active Property Manager License in Alberta.

• Demonstrated leadership abilities, excellent organizational and communication skills.

• Strong knowledge of Yardi property management software is an asset.
