Description:
The Preconstruction Coordinator would be responsible for overseeing all day-to-day estimating & tendering activities, including budget creation, cost modelling, detailed drawing & RFP document review, trade management, tender bid preparation & execution, and the solicitation and review of all trade quotes. The role would initially focus on our lower-density residential & civil/infrastructure projects, with the opportunity to oversee more of our portfolio as your career progresses. The successful candidate would primarily be working with our Pre-Construction Manager with ad hoc support given to our Vice President of Civil Infrastructure.
Key Accountabilities:
- Develop trade bid packages and complete package review; prepare bid instructions and scopes of work.
- Manage RFI processes with architect and consulting team and complete preliminary bid levelling of quotes.
- Ensure accuracy and timely submission of quotes from trades, providing progress updates and feedback.
- Create progressive budgets within the project design phase from development permit drawing packages through final tender.
- Coordinate handoff of bid levelled tender over to the project management team, providing support for transition into start of construction.
- Maintain sub-trade relationships and work alongside Client Relations Director to develop new partnerships.
- Keep up to date knowledge of utilized software (ie. Procore, Building Connected, Bluebeam). Research and review of market trends and best practices to optimize efficiency and refine processes for the Preconstruction team.
- Validate market price values to update future budgets with accurate and relevant unit rates.
- Implementation of Kalamoir safety procedures and practices into the tender process.
Competencies and Skills:
- Understanding of construction industry with 2+ years relevant experience
- Ability to review & interpret standard tender package drawings (i.e. architectural, mechanical, electrical , structural, civil, etc.)
- Knowledge of reviewing subcontractor quotes in detail
- Detail orientated, organized and able to manage competing priorities.
- Post secondary school is preferred
- Proficient software and technology abilities (Bluebeam, Excel, Procore, Building Connected)
