As the Retail Leasing Associate or Retail Leasing Manager, you will play a pivotal role in the successful leasing and management of retail properties within our portfolio. You will lead the leasing efforts, driving occupancy and revenue growth while ensuring tenant satisfaction and retention. Responsibilities:
- Develop and execute comprehensive leasing strategies tailored to each retail property, considering market dynamics, property characteristics, and ownership objectives.
- Stay abreast of industry trends, market conditions, and competitor activities to inform leasing decisions and adapt leasing strategies as needed.
- Prepare, negotiate and complete Offers to Lease and Leases.
- Lead lease negotiations, including rent, term, tenant improvements, and other lease provisions, to achieve favorable outcomes while balancing the interests of the landlord and tenant.
- Monitor all existing tenancies and track expires regularly. Negotiate and complete extension agreements as directed.
- Canvass potential tenants and curate tenant mixes at retail assets.
- Oversee various projects with responsibility for ensuring completion/finalizing deals in a timely manner and reporting such information consistently.
- Understand leasing markets, projects, and sites thoroughly, which includes periodic site visits, and regular market visits coordinating proforma updates with analysts, and coordinating leasing site plan updates.
- Monitor arrears in each managed property, in collaboration with property management and accounting departments.
- Cultivate and maintain strong relationships with clients, tenants, brokers, and industry partners to facilitate leasing opportunities and foster a collaborative leasing environment.
- Conduct regular property inspections to assess market positioning, identify leasing opportunities, and address maintenance or operational issues that may impact leasing prospects.
- Collaborate with marketing team to create compelling marketing materials, including brochures, websites, and promotional campaigns, to effectively market available spaces and enhance property visibility.
- Oversee the lease administration process, ensuring accurate and timely preparation of lease documents, lease abstracts, and lease-related correspondence.
- Collaborate with legal counsel to review lease agreements, amendments, and other legal documents to ensure compliance with applicable laws, regulations, and company policies.
- Coordinate tenant build-out and improvement projects, working closely with tenants, contractors, and property management to ensure compliance with lease requirements and project timelines.
- Monitor leasing performance and provide regular leasing reports and updates to senior management, highlighting key metrics, leasing activity, and market insights.
Qualifications:
- Bachelor's degree or equivalent in business, real estate, finance, or related field (preferred).
- Minimum 5 years practical experience in retail real estate leasing with tenant contacts and measurable achievements.
- Advanced negotiating skills accompanied by excellent oral and written communication skills, with the ability to effectively communicate across all levels, as well as outside the organization.
- Proven track record of leasing success, with a demonstrated ability to negotiate and close lease transactions.
- Strong understanding of retail market dynamics, including tenant mix strategies, demographic trends, and consumer behavior.
- Excellent interpersonal and communication skills, with the ability to effectively interact with a diverse range of stakeholders, including tenants, landlords, brokers, and vendors.
- Proficiency in lease analysis, financial modeling (Excel), and lease administration software (e.g., CoStar, Yardi, VTS).
- Detail-oriented with strong organizational and project management skills, capable of managing multiple leasing projects simultaneously.
- Results-driven mindset with a focus on achieving leasing targets and maximizing property performance.
