Description:
Under the direction of the Operations Manager, the Building Operator assists in the operation, repair, and maintenance of building systems and equipment to ensure peak efficiency and maximum tenant comfort. Responsibilities include daily inspection and minor repairs of HVAC, electrical, mechanical, telecommunication, life safety, and lifting devices; monitoring chemical treatments; operating energy management systems; maintaining sprinkler and fire safety systems; responding to tenant service calls; assisting with seasonal HVAC operations; logging daily activities; and responding to emergencies including after-hours calls.
Key Responsibilities:
Operate and inspect HVAC, mechanical, electrical, life safety, and other building systems
Perform minor repairs and preventative maintenance
Monitor energy management and adjust as necessary
Maintain sprinkler and fire alarm systems and coordinate with contractors
Test emergency generators regularly
Respond to tenant heating, cooling, and emergency issues
Assist in seasonal system shutdowns/startups and winterizing
Maintain accurate logs and reports
Work rotating shifts and be available for on-call duties
Collaborate with contractors and maintain operations areas
Study and implement new technologies and sustainable practices
Qualifications & Skills:
ABSA Fifth Class Operator’s Certificate
3 to 5 years hands-on experience in building operations
Mechanical aptitude with ability to maintain HVAC, electrical, fire alarm, sprinkler, emergency power systems, etc.
Familiarity with preventative maintenance software (Angus or similar)
Knowledge of Provincial Health & Safety legislation (WHMIS, Occupational H&S Act)
Ability to read and interpret construction drawings
Strong communication, interpersonal, organizational, and technical skills
Ability to work independently and as part of a team
Experience with automation systems like TRANE, Siemens, or Honeywell preferred
Bondable with clean criminal clearance
Familiarity with green building rating systems (LEED-EB, WELL, BOMA BEST, GRESB) and sustainability best practices
Basic financial understanding and advanced computing skills (Outlook, Excel, Word)
Education:
High School Diploma or GED equivalent
5th Class Power Engineering Certificate
BES I and II Diploma
Work Environment:
Professional office environment using standard office equipment
Regular movement around building and site, with physical demands including lifting, climbing, and walking
Physical Demands:
Communicate clearly and operate office and building equipment
Remain stationary for 30-40% of work time, with physical movements required
Sustainability:
Proven interest and experience in sustainable property management
Coordinate sustainability projects and measure site performance
